Other Business Sectors

If your business sector is not specified in the list below, please contact us for technical advice as this list is not exhaustive.

Hotels

Swiftclean provides specialist services for Hotels including Kitchen Extract Cleaning for fire safety, Duct Cleaning for ventilation hygiene and Legionella Control services.

The biggest fear of any hotel manager is a fire and the ensuing panic as customers and the general public try to escape. Given the scale of catering services in this business sector and the volume of customers processed in a working week, fire prevention is one of the top priorities for hotel managers. This is one of the reasons that Swiftclean advises many hotel managers on kitchen fire safety management.

Swiftclean’s specialist knowledge of this sector means that most work we carry out in hotels is done at night and with due regard to the needs of hotel managers to ensure their guests get a good night’s sleep. Not always an easy task when cleaning ventilation systems although our supervisors will always try to minimise disruption to the smooth operation of the hotel.

Landlords

Landlord Water Risk Assessment

Private landlords and managing agents are now required, following improvements to the L8, the Approved Code of Practice for Legionnaires’ Disease, to demonstrate that water systems are clean and healthy. Swiftclean is one of the UK’s leading specialists in legionella prevention and control, with a proven track record in social housing, care homes and other sectors. Working closely with private landlords and managing agents, Swiftclean helps to ensure that private rental properties are demonstrably L8 legionella compliant.

    Your legal responsibilities may include

    Kitchen Extract Fire Safety

Building managers must adhere to the requirements under the 2005 Regulatory Reform (Fire Safety) Order by cleaning in accordance with the industry specification, TR19® Grease.  If this ductwork has not been cleaned properly, and it cannot be proved that all grease deposits have been completely removed as prescribed by law at the intervals defined in TR19® Grease, a corporate manslaughter charge can result if fire breaks out.  Furthermore, if cleaning has not been carried out in accordance to Fire Safety Regulations and Workplace (Health, Safety & Welfare) regulations, it may invalidate the buildings insurance and result in rejected insurance claims in the event of fire.  Find out more about Kitchen Extract Compliance and Kitchen Extract Cleaning for fire safety.

    FFOG Management

Food waste, fats, oils and grease can block drains which could then cause a blockage in the kitchen and can lead to prosecution by your water company. Grease, oil and fat deposits will accumulate unseen in kitchen extract canopies and ductwork and pose a serious fire risk that can endanger your staff and customers. Failure to properly clean a kitchen extract may also invalidate your buildings insurance leaving you open to prosecution as the Responsible Person and your company for corporate manslaughter.

    Legionella Control

Building operators have a legal responsibility to carry out Legionella Risk Assessments and undertake regular programmes of maintenance to prevent legionella. Certification of the inspections and work is required in order that you can prove you have done all that is required by law. Failure to comply will result in prosecution by the HSE (Health & Safety Executive). Deaths resulting from legionella outbreaks can lead to prosecutions for corporate manslaughter along with prosecutions of individual managers who fail to meet their responsibilities.  Find out more about  Legionella Compliance and Legionella Control.

    Fire Dampers

Another very important passive fire prevention measure is the regular testing, cleaning and maintenance of fire dampers.  These are metal louvres which can open and close and are installed across the ductwork to form a temporary barrier when closed but allow the free flow of air when open.  You may not even be aware that your ventilation system has fire dampers, but they fulfil a very important function, so you must be sure that they are in working order.

In the event of a fire travelling through ductwork, the fire damper must close, to restrict the oxygen supply to the fire and create a barrier which slows the spread of the fire.  This buys valuable time in which to safely evacuate customers, especially the more vulnerable and less mobile customers.

There are different types of fire damper; some are spring operated, some have fuseable links and there are  other designs which are remotely operated.  All types must be regularly tested, using a method known as drop testing, cleaned and maintained.  According to the recently updated guidance, BS9999:2017, all fire dampers must be tested at no more than twelve month intervals.

We can help you locate your fire dampers, create access to inaccessible fire dampers then drop test, clean and maintain them for compliance.  More information can be found on our fire dampers page.

    Smoke Damage Decontamination

We can assist with all types of post fire clean-up & decontamination operations. Our technical sales consultants will agree the scope and extent for any post-fire decontamination project, i.e. what will be removed and what will be cleaned.
