How Swiftclean controls the risk of Legionella Bacteria

  • Legionella Risk Assessment

Swiftclean can conduct a Legionella Risk Assessment, which will identify the level of risk within your property.

A Swiftclean Legionella Risk Assessment includes:

    • Initial Assessment
    • Water System Schematic Diagram(s)
    • Inspection/Testing
    • Recommended Remedial Works
    • Full Treatment Programme
    • Comprehensive Log/Record
    • Microbiological Reports
    • Regular System Inspections
    • Treatment Records and Certification

  • Water Tank Clean/Refurbishment

If the assessment suggests that a cleaning of your water tank/systems is required, Swiftclean will also undertake this.

  • Ongoing Monitoring

For the water system ongoing monitoring may be suggested. Building managers are provided with a log book to ensure the temperature of their water systems is below the optimal breeding level for legionella bacteria. A Water Hygiene Surveyor will also visit the site at regular intervals to ensure there is no risk.

The Legislation

Under the Control of Substances Hazardous to Health (COSHH) Regulations, owners and operators of all commercial premises (including schools, retirement homes, social housing, offices, prisons, MOD sites, hotels, ETC…) have a statutory duty to control the risk of legionella bacteria in water systems (hot and cold services, spars, cooling towers etc…etc…)

Building managers are required to:

  • Identify and assess the sources of risk
  • Prepare a scheme for preventing or controlling the risk
  • Appoint a person to be managerially responsible
  • Implement and manage precautions
  • Keep records of the precautions implemented

What is Legionella/Legionnaires Disease?

A progressive and potentially fatal atypical pneumonia caused by the inhalation of water aerosols containing Legionella bacteria, deep into the lung. The onset is relatively abrupt with high fever, a membrane covering the lungs (pleurisy) etc, and in some cases death.

Legionella bacteria form in hot and cold water systems such as plumbing, shower heads, water storage tanks and cooling towers.   Bacteria

An average of 250 cases of legionnaires

disease are reported each year in the UK.

12% of those who contract it will die.

Those who survive may never fully recover
