Social Housing accommodation have water supplies which have the potential to breed the deadly legionella bacteria in water storage tanks, dead legs etc.

Many Social Housing properties, particularly low and high rise accommodation have communal extraction systems from bathrooms and kitchens. Over time a deposit cocktail of paper tissue fibers from tearing toilet paper and lint from bath towels, along with human skin flakes, talcum powder etc... will form.

Failure to remove these deposits periodically will considerably restrict the flow of air and such deposits are also flammable having the potential to spread fire from one residence to another via the communal duct.

It is therefore important that these systems are cleaned regularly to ensure efficient extraction minimising the risk of toxic mould from forming in poorly ventilated properties and reducing the risk of fire spread.

Overview - Decent Homes Initiative for Social Housing

All property owned and managed by councils & housing associations must meet the Decent Homes standard. To meet the standard, property must have reasonably modern facilities, be warm and weatherproof.

The Government has set the Decent Homes Standard as a minimum standard for all public housing. Homes must:

 Be in a good state of repair, particularly the roof and walls
 Have a kitchen not more than 20 years old, which provides adequate storage and layout
 Have a bathroom not more than 30 years old
 Be free from damp
 Have effective insulation and heating
