Swiftclean offers a complete ventilation hygiene monitoring service for all building services. All too often Swiftclean is commissioned to clean an air or water system only for that system to deteriorate due to lack of regular inspection and servicing. It makes obvious economic sense to maintain standards of hygiene once a system has been initially refurbished or indeed newly commissioned. Regulations impose a Statutory Requirement to regularly test ventilation systems
VENTILATION SYSTEM HYGIENE MONITORING
The service can be tailored to meet the particular needs of individual systems, to establish whether or not it is considered 'appropriate' to clean a ventilation system. From early 1996 to date Swiftclean have been working with HVCA to produce a "Guide to Good Practice". The guide known as TR/19 (now in it’s second edition) recommends three methods which establish an objective procedure for measurement of accumulated deposits within the ductwork. The guide also defines surface deposit limits for kitchen extract, general extract, recirculation and supply systems, to enable objective decisions on effecting the cleaning. The testing service was developed in compliance with TR/19. It provides an excellent basis for the Facilities Manager to make decisions relevant to Ventilation Cleanliness, ensuring that reasonable yet not excessive levels of cleanliness are maintained, thus keeping costs to a minimum.

SCOPE OF SERVICE

To assist with the management control process, we will, with the Facilities Managers assistance, compile a Record Book to include the following:
2. Test Points
To set up the monitoring process it is necessary to designate test points as laid out in TR/19. If necessary, additional access points will be installed into the ductwork systems.
Each test point will be given a unique identity number and the mean galvanise thickness will be recorded on the record drawings and these points will be used for all future monitoring.
3. System Testing/Inspection Service Options
The following service options can be included within a testing schedule. The frequency of service would depend on the risk category of each individual system.
(a) Testing
Deposit Thickness Tests (DTT) at designated location, to include independent graphical reports on each system. Summary of recommended actions based on a pre-determined criteria.
(b) Inspection
Detailed visual inspection can be undertaken of fresh air intakes, air handling units and a pre-determined selection of inline plant and ancillaries (i.e. dampers, heat exchangers, terminals etc.) Photographic record to be taken of any faults or problem located.
(c) Microbiological
Swab samples or contact plates for independent laboratory analysis, to determine Total Viable Counts of fungi and bacteria.
