Kitchen Extract Fire Safety Cleaning, compliance for Facilities Managers

Kitchen Extract Fire Safety Cleaning is a key aspect of health and safety for Facilities Managers. For the protection of the general public, employees, residents and properties, commercial kitchen extract ductwork must be cleaned and maintained to comply with the new TR19® Grease specification. In the case of a fire, failure to comply or to provide evidence of compliance with TR19® Grease can compromise insurance and expose the responsible person to the possibility of prosecution under the Regulatory Reform (Fire Safety) Order 2005.

Swiftclean is a market-leader in TR19® Grease compliance. Swiftclean offers specialist cleaning services and support to put in place processes that ensure on-going TR19® Grease compliance, with appropriate regular inspection, testing and cleaning. Swiftclean provides full documentary evidence of inspection, testing and cleaning, demonstrating compliance in the case of fire or 3rd party inspection. Where additional access doors are required for inspection and cleaning, Swiftclean will give advice and undertake retrofitting where possible.

Legionella Control, L8 compliance for Facilities Managers

Under Control of Substances Hazardous to Health (COSHH) guidelines, owners and operators of all commercial premises have a statutory duty to assess, monitor and control the risk of legionella bacteria in water systems. Legionella bacteria can colonise in plumbing, shower heads, water storage tanks and hot water cylinders. Other high-risk systems include cooling towers, spa pools and water features. Legionella multiplies under certain conditions to hugely increase the risk of the potentially fatal legionnaire’s disease.  This is spread to property end users through the inhalation of tiny water droplets called aerosols that contain the bacteria. L8 is the HSE’s approved Code of Practice for control of legionella in water systems. It places the responsibility on owners and operators to identify and assess the source of the risk, prevent or control that risk, appoint a Responsible Person to manage the risk, take full precautions against it and keep records.

Swiftclean is a market leader in L8 legionella compliance and offers a full range of Legionella Control services to help Facilities Managers keep their properties healthy, safe, legal and compliant. Swiftclean can undertake a Legionella Risk Assessment, which includes an initial assessment, water system schematic diagram (identifying dead legs in the pipework which will greatly increase the risk of legionella breeding), inspection, testing, recommendations and comprehensive documentation. Swiftclean can also provide follow on services to include remedial works and consultancy as well as regular monitoring of water systems, ensuring that they remain compliant with L8, BSRIA and CIBSE guidelines, and deliver training for staff in the specialist area of Legionella Control.

Duct Cleaning, compliance for Facilities Managers

Ventilation Systems including supply and extract ductwork must be regularly tested and cleaned when appropriate to comply with TR19® Air, the specification on ventilation systems hygiene issued by the Building & Engineering Services Association (BESA).  From the point of commissioning and during service, all mechanical ventilation systems should be regularly and properly cleaned, tested and maintained to ensure that they are kept clean and free from anything which may contaminate the air. Ventilation supply and extract ductwork must be classified at one of three cleanliness quality levels, high, medium or low, according to the purpose and function of each area of ductwork within a building or property.  There may be different classifications for individual zones within the same building or complex, requiring different frequencies of testing and cleaning within the same ductwork system.

Swiftclean is a market-leader and specialist in TR19® Air compliance, having been a contributor in writing the specification. Offering a full range of services to ensure that your ductwork remains TR19® Air compliant; Swiftclean advises on system access design and installation; devises cost-effective tailored hygiene maintenance schedules; undertakes inspecting, testing, cleaning, certification; and delivers full post clean reports.

Fire damper testing, cleaning and maintenance for Facilities Managers

Fire dampers must be correctly fitted and maintained, wherever ventilation ductwork intersects a fire-resistance rated wall or floor, to impede the spread of fire. In the event of a fire, they can buy precious time and help to save lives and property from damage. In many buildings, the location and condition of fire dampers is unknown to the responsible person, who must ensure that they are present, properly maintained and regularly tested, in compliance with BS 9999:2017.

This states that fire dampers should be regularly tested, maintained and cleaned, in accordance with their design and the use of the building where they are located. The recently updated guidance specifies that all fire dampers should be drop tested, cleaned and maintained at least every year including fire dampers in accommodation settings. Failure to ensure fire damper compliance can potentially result in prosecution and, in the event of a fire, insurance cover may be compromised.

Swiftclean specialises in fire damper cleaning, testing and maintenance, and can give expert advice for fire damper compliance (including in a healthcare setting where specialised ventilation requires compliance with additional guidelines). Fire dampers located in buildings deemed as high risk in the event of fire can require inspection and testing at as little as six month intervals. It is often the case that access doors need to be retrofitted to ventilation ductwork to enable cleaning, testing and maintenance of fire dampers. Swiftclean offers professional advice and services to ensure that all aspects of fire damper compliance are dealt with.

TR19® Grease is the leading industry specification that covers kitchen extract ductwork hygiene. Compliance with TR19® Grease is required in every commercial kitchen and it must be followed from the outset. Legionella Control, L8 compliance for M&E Project Managers

Water systems in commercial premises need to comply with the Control of Substances Hazardous to Health (COSHH) Regulations in relation to Legionella Control. Compliance with L8, BSRIA and CIBSE guidelines must be followed from the outset, meaning that when a water system is commissioned following construction or change it must be disinfected and undergo a risk assessment for legionella. Legionella bacteria can colonise in plumbing, shower heads, water storage tanks and hot water cylinders. Other high-risk systems include cooling towers, spa pools and water features. The potentially deadly legionella disease is contracted when tiny contaminated water droplets are spread and inhaled by susceptible persons. A risk assessment identifies areas in the water system under greater risk of contamination and puts in place processes to monitor and minimise the possibility of legionella proliferation.

Swiftclean specialises in Legionella Control and Compliance, offering market-leading expertise in support of M&E contractors working with commercial water systems. Helping to ensure that M&E contractors are not creating future problems for their client, Swiftclean works with contractors and managers offering advice and Legionella Control services. It is often better, in areas of health and safety, to seek support from specialist building service contractors so that your client’s water system is ready to work for them in every way. We can also help your client to ensure that the system stays compliant in the future, with a cost effective programme of inspection and specialised L8 monitoring and compliance.

Duct Cleaning, compliance for M&E Project Managers

Whether installing a new ductwork system or refurbishing an existing one, it is essential to bear in mind that TR19® Air compliance is an ongoing legal requirement for the property owner or manager.  It is wise, therefore, to design and construct new or refurbished systems for future TR19® Air compliance, including all the necessary access points for cleaning and maintaining the system.

TR19® Air is the specification that covers ventilation and extract ductwork hygiene.  It sets out in line with Regulations that, from the point of commissioning and during service, all mechanical ventilation systems should be regularly and properly cleaned, tested and maintained to ensure that they are kept clean and free from anything which may contaminate the air. It requires that new, modified or refurbished ventilation and extract ductwork, when it is handed over to the customer for use, should be appropriately clean and fully compliant with TR19® Air, having suitable cleaning access doors to enable complete system cleaning, ready for a long safe working life.

As a TR19® Air compliance expert and co-author of the TR19® Air specification Swiftclean can advise on system design and installation and assist with the classification of each zone, as low, medium or high, depending on the system and building’s function.

Swiftclean is also able to support your customer by developing a cost effective tailored hygiene maintenance schedule to ensure that systems are not only delivered in compliance with TR19® Air but can also be maintained in TR19® Air compliance for the full life of the ductwork system.
